Glen Rock filled in twice: once in the 1920s with Tudors and Colonials near the two train stations, and again after the war with Capes and split levels on the outer streets. The pre-war half has plaster, arched doorways and steel casement windows. The postwar half has the first generation of drywall, hollow-core doors and original kitchens that have been renovated once and are ready for a second look.

The borough is small and walkable with two separate rail lines running through it, which is unusual and puts most homes within a few blocks of a station. Street trees are mature but the lots are tighter than in Ridgewood, so the debris load is lighter and the exterior work is more about tight access than volume.

Two eras, two sets of problems, one street

A 1926 Tudor and a 1954 Cape can sit across from each other here. The Tudor needs plaster work and sash freeing; the Cape needs its original hollow-core doors adjusted and its aging bath grout sealed. Knowing which house you are standing in before you start is most of the job.

Steel casement windows

The pre-war Tudors carry steel casements that rust at the corners, bind on their cranks and lose their glazing putty. Most do not need replacing, they need cleaning, lubrication and a careful bead of new putty, which is well inside a maintenance visit.

Tight lots, close neighbors

Side yards here are narrow. Exterior touch-up, cobweb clearing and power washing all have to be done without staging equipment across a property line, which is a scheduling detail more than a technical one but it matters for getting the work done in one visit.

Second-round kitchens and baths

A lot of Glen Rock kitchens were done fifteen or twenty years ago and are now at the stage of loose cabinet hardware, drifting drawer fronts, tired caulk lines and a faucet that has started to weep. None of it is a renovation. All of it is a punch list.
