River Edge built out mostly in the postwar decades: Colonials, split levels and ranches from the 1950s and 1960s on consistent lots, with a smaller number of older homes near the river and the rail line. First-generation drywall, original doors, one-car garages and kitchens and baths in their second or third life.
The Hackensack River runs along the eastern boundary and Van Saun Park sits just over the line in Paramus. Flat, well treed, and compact, which makes for efficient visits and easy scheduling across the neighboring boroughs.

Predictable houses, predictable lists
When a borough is built out in twenty years to a handful of plans, the second visit to a house you have never seen still starts with a good guess. That efficiency is real and it shows up as more items cleared per hour.
Second-generation baths
A bathroom updated in the late 1990s is now approaching thirty years old: caulk pulled from the tub, grout gone porous, a vanity faucet weeping, an exhaust fan that has stopped moving air. All maintenance, none of it a renovation.
River-side moisture
Properties toward the Hackensack run damp at grade. Keeping the lower exterior sealed and window wells clear is the highest-value small work here.
One-car garages and no storage
Postwar storage assumptions do not match how families live now. Shelving, mounting and clearing recovers usable space without touching the structure.
